Reintroducing the region to the river.
Zibi enjoys an unrivaled waterfront location, rich in cultural heritage and history. Following hundreds of years of industrial operations, these 34 acres bordering the Ottawa River will finally be reintroduced to the National Capital Region. Zibi will now be home to thousands of people who will discover everything – from the world-class parks of North Shore to the premiere shopping and dining of Chaudière West – at their doorstep. This is why Zibi is the Waterfront City.
Location
Zibi’s location is unparalleled. No other community boasts 34 acres of waterfront in the downtown cores of both Ottawa and Gatineau. Framed by Portage Bridge and Waterfront Quarter to the East and Chaudière Crossing and Albert Island to the West, this master-planned community will provide unprecedented connectivity to both cities and offer stunning views of the falls and Parliament Hill.

Connections
We believe that all truly integrated cities have one thing in common: seamless connections. This is why the Zibi Master Plan provides a complete system of walking trails, cycling networks and multiple transit options. The newly redesigned Chaudière Crossing will make sure you arrive at your destination quickly and safely. Along the Booth-Eddy corridor cyclists will find brand new bike paths right at their doorsteps, pedestrians will enjoy a highly walkable neighbourhood and residents will think twice before deciding to take their car. In all, this will be one of the most connected master-planned communities in Canada.
Walk
Zibi is a seamlessly connected pedestrian ecosystem with stunning waterfront routes, small blocks and frequent intersections with streets lined with animated storefronts and lively cafes. Places thoughtfully created to shop, mix and mingle. It all comes together to create a connected and vibrant, highly walkable community.

Our central location and connectivity mean that depending solely on your vehicle may become a thing of the past, but Zibi is still providing the infrastructure needed to make driving more sustainable with eco-friendly solutions like car-sharing locations and electric vehicle charging stations.
Indigenous Engagement
‘Zibi’ is the Algonquin Anishinabe word for ‘river’ and Zibi is a site of great importance to the First Nations people of the area. They are an integral part of the Zibi community and we’ve made it a top priority to consult and engage with the Algonquin Anishinabe at every stage of the development process, creating a true partnership. Our development’s proactive collaborative approach is unlike any other in the region, and we are committed to improving the way Indigenous Peoples and non-Indigenous private sector companies work together. Our engagement with the Algonquin Anishinabe began in 2013 and is ongoing
History
Zibi is located at the first meeting place of Canada’s three founding nations, the First Nations, the French and the English. Many of the National Capital Region’s watershed moments happened right here, from the founding of Canada’s first female union to the construction of the region’s first bridge and the world’s first timber slide. Zibi plans on preserving and celebrating our nation’s rich history.
Algonquin Heritage
The Algonquin Anishinaabe nation has long called the Ottawa-Gatineau region home and we are honored to represent and maintain their culture and traditions at Zibi. Their presence will be felt through street and park names, wayfinding, landscaping and public art. The Chaudière Falls (Akikodjiwan Falls in Algonquin) and the Ottawa River (Kichissipi) are just a few of the important waterways that were sources of life and prosperity for the Anishinaabe Peoples. Long blocked off from public access, the falls are now home to a public park where locals and tourists can marvel at their natural beauty.
Industrial history
The first European settlements were established here over 200 years ago and quickly transformed the National Capital Region into a hub of North American lumber, pulp and paper production. This site has been at the centre of many of Canada’s industrial milestones, involving key figures from E.B. Eddy to Philemon Wright and Jos Montferrand to the Allumettières.
Team
Zibi is a singular vision but it has taken a diverse team of builders, planners, designers, artists and global thinkers to make it happen.
